Choose a House Plan That Works With Your Property

The right house plan is not only about square footage, bedrooms, and bathrooms. It also needs to make sense for the property where the home will be built.

SWLA offers more than 60 designs through its House Plan Library. Homeowners can compare different layouts, sizes, garages, porches, bedroom configurations, and design styles before deciding which direction best fits their needs.

If an existing plan is close to what you want, SWLA can discuss possible customization. You can also bring a floor plan of your own and review it through SWLA's custom home building process.

Can You Bring Your Own House Plan?

Yes. If you already have a floor plan, bring it to your consultation.

The team can discuss the design in the context of your homesite, desired changes, and overall project. A plan that works well on one property may need different considerations on another, so the home and land should be reviewed together.

If you do not yet have a plan, start with the House Plan Library and compare designs that fit your space and lifestyle needs.

What If You Have Not Bought Land Yet?

You do not have to own property before talking with SWLA.

If you are still considering land, discussing the home you want to build before purchasing a property can help you evaluate potential homesites with construction in mind. Access, utilities, drainage, site conditions, house placement, and other factors may affect how well a property fits your plans.

How the Build on Your Land Process Works

A clear process helps connect the property, house plan, selections, financing, approvals, and construction.

2. Review the Homesite

The property may need to be considered for access, elevation, drainage, utilities, soil conditions, septic needs, foundation considerations, local requirements, and the proposed location of the home.

Some project requirements may involve outside licensed professionals, utility providers, or local authorities.

4. Develop the Design and Selections

Once the project direction is established, the Design-Build process can move into more detailed planning.

Layout details, functional priorities, finishes, and other selections can then be developed around the agreed project scope.

6. Prepare the Property and Project

Once the relevant homesite requirements, plans, financing, approvals, and selections are in place, the property can be prepared according to the needs of the actual project.

Site preparation should follow the final project requirements rather than a generic checklist.

7. Build and Complete the Home

Construction moves forward according to the approved plans, selections, project scope, and applicable requirements.

As the home nears completion, the project moves through the relevant final review and walkthrough steps before the closing or move-in process that applies to the property.

1. Start With a Property and Build Consultation

Begin by discussing where your land is located, what you want to build, whether you already have a floor plan, and what you currently know about the property.

You do not need every answer before the first conversation. The goal is to establish the direction of the project and determine what information should be reviewed next.

3. Select or Review Your House Plan

Choose from the SWLA House Plan Library, discuss changes to an existing design, or bring your own floor plan.

The plan and property should be considered together so the project is not designed in isolation from the homesite.

5. Determine the Financing Path

Owning land does not automatically determine how the home will be financed. The appropriate pathway depends on the buyer, property, project, lender requirements, and current program eligibility.

Qualified buyers can explore SWLA's Easy Purchase Program, while buyers considering another route can review available Owner Financing options where applicable.

SWLA is also a VA Approved Builder, giving eligible veterans and active-duty military buyers another construction-financing pathway to discuss with SWLA and the appropriate participating lender.

Rates, terms, eligibility, approval, credit requirements, and lender conditions should always be confirmed for the individual buyer and current program.

Building on Family Land or Rural Acreage

Family property and rural acreage can offer more room and flexibility, but undeveloped land can also create additional planning questions.

Access, utilities, drainage, easements, septic needs, property boundaries, and the location of the proposed home may all need to be considered. Bring any property information you already have to the first consultation.

Helpful documents or information may include:

  • Property address

  • Survey, if available

  • Existing utility information

  • Photos of the homesite

  • Floor plan you are considering

  • Known easement information

  • Questions about access or site conditions

You do not need to determine everything yourself before speaking with the builder.

Build on Your Land in Southwest Louisiana

SWLA Constructors is based in Sulphur and works with homeowners throughout Southwest Louisiana, including the Lake Charles area and surrounding communities.

Land conditions can vary widely between properties. Rural acreage, family land, residential lots, and undeveloped homesites may each require different planning considerations.

If you own property in Southwest Louisiana, the useful starting point is to look at the land in the context of the home you actually want to build.

Build on Your Land in Southeast Texas

SWLA also maintains a presence in Brookeland and serves parts of Southeast Texas, including the Sam Rayburn area.

Homeowners planning a custom home on rural acreage, lake-area property, or another privately owned homesite can discuss the property and house plan through the same Design-Build process.

If your project is focused on the Texas side of the service area, explore Texas Homes and Sam Rayburn homebuilding for more information about SWLA's Texas presence.

Build on Your Land or Build on Available Property?

Both options can lead to a custom home, but the right path depends on where you are in the process.

If you already own land you want to keep, start by reviewing that property with the house you want to build. This can help identify site considerations before the design and construction process moves toofar ahead.

If you do not own property yet, you can discuss your home goals first and then consider available land or other homesite opportunities. The advantage is that you can evaluate the property with your desired house plan and project needs already in mind.

Neither option is automatically better. The right choice depends on your property situation, home goals, financing, and the project itself.

Frequently Asked Questions

Can SWLA Constructors build on land I already own?

Yes. SWLA builds custom homes on privately owned property throughout its current Southwest Louisiana and Southeast Texas service area. The homesite and proposed home should still be reviewed for applicable property conditions and project requirements.

Can SWLA build on family land?

Yes. Family property can be considered for a custom home project. Ownership information, access, easements, utilities, drainage, septic requirements, setbacks, and other property-specific conditions may need to be reviewed before the project moves forward.

Do I need to clear my land before contacting SWLA?

Not necessarily. It can be better to review the proposed house location and project requirements before completing major clearing or site preparation. This helps ensure the work supports the actual build.

What should be checked before building a house on land?

Important considerations can include access, elevation, drainage, utilities, soil conditions, septic needs, foundation considerations, the proposed house location, and applicable local requirements. The relevant factors depend on the specific property.

Can I bring my own house plan?

Yes. SWLA can discuss a floor plan you already have, or you can start by browsing the House Plan Library. The plan should be reviewed together with the property and project requirements.

Can I finance a home built on my own land?

Potential financing options depend on the buyer, property, project, lender, and current program requirements. Qualified buyers can review the Easy Purchase Program, while Owner Financing may provide another pathway where applicable.

Can I use VA financing to build on my land?

SWLA is a VA Approved Builder. Eligible veterans and active-duty buyers can discuss the current VA construction pathway with SWLA and an appropriate participating lender. Financing eligibility, terms, and requirements depend on the buyer, lender, and project.

Does SWLA build on land in Southeast Texas?

Yes. SWLA serves parts of Southeast Texas and maintains a Brookeland presence, including work in the Sam Rayburn area. Contact the team to confirm whether a specific property is within the current build area.
